New build or resale on the Costa del Sol: what to compare before buying

There is no universal answer to choosing between a new build and a resale home. It depends on when you need the property, the locations you prefer and how much scope you have to adapt it. Using the same checklist for both options will help you make an informed choice.

The handover date can change your decision

With a development, distinguish between a completed property and an off-plan purchase. Ask for handover dates and conditions in writing, and check what happens if they change. With resale homes, ask about actual availability: being able to view an existing property does not mean the keys can be handed over immediately.

Compare specifications and verifiable condition

For a new build, review the specifications, plans and included equipment. Confirm what is included and what costs extra. In a resale home, inspect installations, windows, damp and overall upkeep, and consider a technical inspection if anything is uncertain. Photographs or a quick viewing cannot replace appropriate checks.

Your budget goes beyond the asking price

Compare the price alongside the taxes and costs applicable to each transaction, financing, community fees, utilities and possible improvements. A resale property may need renovation; a new build may exclude equipment or customisation. Ask for an up-to-date breakdown for your circumstances before committing money.

Location and everyday life

A pool or a large terrace does not automatically make up for a journey that does not suit your routine. Visit the surrounding area, check access and think about how you will use the home throughout the year. Distinguish between services already operating and those that are only announced plans.

Documents and commitments

Before signing a reservation or deposit agreement, review the conditions with your advisers. For developments, ask about licences, guarantees for advance payments and the relevant contractual documents. For resale homes, check ownership, charges and the position of the owners’ community. The notaries’ housing guide explains purchase checks; confirm which apply to your property.

  • Handover date and flexibility in your schedule.
  • Total cost and payments required before completion.
